Analysts from the federal developer DOGMA have studied the supply on the primary housing market in Kaluga. It turned out that developers are renting out housing in new buildings without finishing in 70% of projects, while the demand for such apartments from buyers is growing.
- In July, the volume of current construction of new buildings in the Kaluga region increased by 25% compared to last year and reached 282 thousand square meters of housing. A significant role in this volume was formed by the launch of the new residential quarter project «Cosmopark» by the developer DOGMA.
Today, DOGMA is the leader in construction volumes in Kaluga. As part of the first stage of the «Cosmopark» quarter, the developer will build more than 45 thousand square meters of housing, which is 16% of the total volume of current construction in the region. In total, the developer plans to build more than 173 thousand square meters of residential real estate within three stages. - The volume of housing on display has decreased by 38% over the past monthand amounted to 34 thousand sq. m. — the lowest figure since the beginning of the year. According to the company's analysts, the washout of lots from the market was facilitated by the end of the preferential mortgage program with state support on July 1, 2024. Thus, in June, 92% of transactions were completed with the involvement of mortgage funds — a record figure since January 2022.
- The average cost of housing in new buildings fell by July to 102 thousand rubles per 1 sq. m. For comparison: in May of this year, the cost per square meter was 112 thousand rubles. At the same time, apartments with an area of 40 to 50 sq. m. and 50 to 60 sq. m. were in the greatest demand.
- While studying the offers of developers on the Kaluga market, DOGMA analysts also found that housing in new buildings is offered mainly without finishing or in a pre-finished state. Thus, apartments are delivered without finishing in nine out of 13 projects, with pre-finished finishing in six complexes.
The residential quarter «Cosmopark» will be the first complex where apartments will be handed over to residents with a finished designer finish from the developer DOGMA. - Analysts also found a fairly low average provision of parking spaces during the construction of new residential complexes. Currently, out of 14 complexes under construction in Kaluga, only three are designed to provide for parking spaces. These include the DOGMA «Cosmopark» project, where car owners will be provided with a surface-level parking lot for 1.5 thousand spaces outside the courtyard space.
«Kaluga is a comfortable city to live in and attractive for investment. In recent years, there has been active development of infrastructure, but there is a shortage of truly high-quality housing. In addition, despite the relative proximity to Moscow, real estate prices in Kaluga are significantly lower. However, in the near future, we may see a moderate increase in real estate prices, since it is expected that the MCD central diameter lines will connect the city with the capital. With the launch of high-speed rail routes, the tourist flow to the region will also increase,” said Lyudmila Zaychenko, Commercial Director of DOGMA.
