The Technopark Plaza multifunctional complex, located in the south of Moscow, on Andropov Avenue, 10, has been assigned the “Gold” level of the Russian “Clover” building assessment and certification system.

During the Technopark Plaza certification, the rational use of resources, the level of environmental impact during the operation of the facility, as well as responsible project management were assessed.
In 2022, the complex began certification according to the international BREEAM system with a target rating of VERY GOOD. However, the assessment of Russian real estate using this methodology was suspended. VEB.RF has developed a new national system “Clover”, which takes into account the environmental friendliness and energy efficiency of buildings, transport accessibility, quality of internal space, landscaping and other aspects of sustainable construction.
“The eco-friendly domestic market literally had to start anew. In 2022, PIONEER supported the initiative to maintain sustainable development standards — it registered Technopark Plaza for certification during the pilot stage of testing the Clover system. As a result, the property received a high level of “Gold” rating, confirming another success of the developer. The environmental trend will always be the prerogative of the strongest,” commented Evgeniy Teslya, CEO of EST GROUP, which specializes in engineering and environmental consulting for real estate and acted as the main consultant for the certification of the Technopark Plaza multifunctional complex.
The ESG strategy of the developer PIONEER was expressed in a number of design solutions for the complex that are attractive to tenants and residents of the facility. The project implements requirements to preserve the environment and reduce the level of negative impact on the climate. A high percentage of glazing provides a comfortable level of natural light. The finishing is made of wear-resistant materials.
“The office part is distinguished by a high coefficient of useful commercial space — 76.6%. A comfortable microclimate is provided by modern high-tech ventilation equipment with an energy-efficient recovery system. At the project stage, the high-rise building provided recreation areas not only in common areas, but also on the terraces. A number of offices on the 3rd, 5th, 6th floors, on the 14th floor of apartments and on the 13th public floor have them.
When designing the public space of the 13th floor, where the apart-hotel lobby, co-working area, cafe and fitness are located, controlled lighting scenarios were included. To create a comfortable environment for visitors and to save energy in the evening and at night, bright lighting is dimmed,” commented Nikolay Makhotkin, project director of PIONEER.
The 25-story multifunctional complex Technopark Plaza includes areas of different functionality: a class “A” office center, YE`S Technopark apart-hotel with 506 apartments and a two-level shopping gallery. The shopping gallery was opened in September of this year: the restaurant “Tasty — period”, coffee shops Surf Coffee and “Pravda Coffee”, the Italian dry cleaner “Lavanderia” and others are available to its visitors.
