On December 4, the electronic trading platform of the Russian Auction House (RAD) Lot-online summed up the results of bidding for the privatization of property of the Leningrad region in Sochi.
It was up for sale 99.97% of the shares of JSC Hotel Zvezdny have been put up for sale.
The sale price is 4.5 billion rubles. The winner of the auction was the only participant — Specialized Developer Vershina LLC.
The Zvezdny Hotel is a 4* hotel complex located in the center of Sochi, next to the Riviera Park, at st. Gagarina, 5.
The total area of the hotel is 18.8 thousand square meters. m, land area — 24.5 thousand square meters. m.
The room capacity is 120 rooms of various categories (standard, junior suite, deluxe, family, apartments).
The hotel offers indoor and outdoor swimming pools, a children's playroom, a business center, organization of coffee breaks and various banquets, business lunches and buffets, corporate dinners, trainings, seminars and round tables.
According to financial statements, the hotel's revenue in 2022 reached 473 million rubles.
“Based on the results of sales at ETP RAD, we note a rapid growth in the volume of regional transactions. Among the leaders, the southern regions occupy a special place. Using the example of sales of the Southern branch, RAD demonstrates a double increase in the number of transactions (from 460 in 2022 to 1050 in 11 months of 2023) and a 35 percent increase in the amount of transactions concluded. For 11 months of this year it amounted to 8.45 billion rubles, and for the same period in 2022 — 6.19 billion rubles.
It is noteworthy that the majority of transactions this year are real estate transactions, which last year showed some stagnation. A significant share of last year's total was made up of investment transactions with intangible assets — shares and shares of industrial enterprises.
The largest sale of this year was also a real estate transaction — the Zvezdny Hotel in Sochi.
The demand for high-quality hotel real estate in Sochi is high — the explosive growth of domestic tourism over the past two years ensures a stable flow of tourists and increases the profitability of such properties: hotel occupancy during the season is close to 100%, and prices for accommodation have increased significantly. Despite the high cost of the sold hotel, this is a reasonable investment with a fairly quick payback.
The sale of this stake is important for RAD, including as the next step in the development of cooperation with our strategic partner — the government Leningrad region. Interaction is developing both in the segment of regional privatization and in the sale and lease of land, lease of state and municipal property,” says Elena Kantserova, Deputy General Director of the RAD.
