    Millennials took out 80% of mortgages in the individual housing construction segment in 2023

    In 2023, mortgages for individual housing construction (IHC) were issued in the amount of 36.2 billion rubles – this exceeds the result of last year by 1.4 times.

    5.8 thousand families have started building their own home, said Alexey Kosyakov, Deputy Chairman of the Board of DOM.F Bank. In total, since 2021, 12.7 thousand mortgages have been issued in the amount of 71.6 billion rubles.

    The majority of transactions this year were executed by millennials (born 1977–1995) – about 80 % of all loans for individual housing construction. Young people (born in 1996) accounted for 9%. And representatives of older age (born 1960–1976) registered 11%.

    “We see a change in the structure of demand for private homes. Compared to last year, the share of young people (under 27 years old) and older borrowers (over 47 years old) increased by 1.5–2 percentage points. Lending volumes in these age categories increased by 1.6 and 1.7 times respectively. At the same time, if for young people this is most often the first mortgage – for the future and before expanding the family, then representatives of the older generation choose a house, already having experience in buying an apartment,” noted Alexey Kosyakov.

    More than half of the borrowers in the individual housing construction segment are men (59%), last year – 63%. The share of women in the total volume of lending increased by 4 percentage points (to 41%), the volume of lending increased by 1.5 times.

    At the same time, compared to last year, the share of married clients increased to 78%. In 32% of cases, private houses were bought with a mortgage by families with one child, in 28% – with two children. Another 7% of transactions were completed by clients with many children. Every third person currently does not have children.

    The majority of transactions were carried out in the Moscow region, Krasnodar Territory, the Republic of Tatarstan, Leningrad and Samara regions. The top ten also includes Rostov, Novosibirsk, Tyumen, Voronezh regions and Moscow.
