PIONEER sold more than 135 thousand sq. m. m of commercial and residential space. The developer’s sales amounted to 44 billion rubles: at the end of 2023, this figure for the company reached the pre-crisis level.
The company has achieved high results in sales of both residential and commercial real estate. Over 80 thousand sq. m was sold in the developer's residential projects. Particularly in demand among buyers were apartments with terraces in the PRIDE residential area and 3–4-room view apartments ranging from 75 to 130 sq. m. m in HIGH LIFE, which confirms the demand for premium PIONEER projects, which have all the necessary infrastructure for family life in central city locations. Based on the results of 2023, the PRIDE residential quarter was awarded a special Urban Awards in the category “Premium Choice of Parents”: the results of the evaluation were influenced not only by the opinion of the jury, but also by the vote of users who highly appreciated the concept of the project for family living.
Continuing to work in the commercial real estate segment, in 2023 PIONEER sold two entire buildings in the OSTANKINO business park in the Butyrsky district of Moscow. One of the buildings will house the headquarters of an IT holding; the second building was purchased by an investor for subsequent rental. In total, by the end of 2023, 80% of the space in OSTANKINO BUSINESS PARK was sold. Active sales were also carried out in the BOTANICA multifunctional complex, which will be put into operation in 2024. In the project, 76% of the offices have been sold and 85% of the shopping center area has been fixed.
At the end of last year, the developer put into operation more than 111 thousand square meters. m of residential and commercial real estate: the third stage LIFE Varshavskaya towers and two buildings in OSTANKINO BUSINESS PARK. In addition, PIONEER completed construction and opened a school for 900 students in Moskvorechye-Saburovo. In 2023, the facility was transferred to the city, and the opening ceremony was attended by Russian Prime Minister Mikhail Mishustin and Moscow Mayor Sergei Sobyanin.
In 2023, the company received permission to build more than 212 thousand square meters. m of real estate, consistently increasing the portfolio of properties under construction. The developer has begun construction of a new phase of LIFE Varshavskaya with a total area of 81.2 thousand square meters. m. The premium segment in the company's portfolio increased due to the receipt of permits for the second phase of the HIGH LIFE residential quarter near the Garden Ring, where 108.3 thousand sq. m. will be built. m, including 66 thousand sq. m of apartments with designer finishing, white box and without finishing.
PIONEER continued its development in the financial sector: for the first time in the history of the company and one of the first among developers, it placed digital bonds in the amount of 1.1 billion rubles, which were redeemed by investors in a few days.
PIONEER also confirmed a high credit rating from the rating agencies ACRA, Expert RA and NKR due to a comfortable debt load, high profitability and debt service indicators, as well as a strong assessment of liquidity and cash flow.
We would like to remind you that in total, within the boundaries of “old” Moscow, the developer is constructing seven projects: premium-class complexes HIGH LIFE and PRIDE, the OPUS club house, the business-class residential quarter LIFE Varshavskaya, as well as commercial real estate projects – OSTANKINO BUSINESS PARK, BOTANICA mixed-use complex, OPUS business center. The company aims to consistently strengthen its position in the premium housing segment and plans to launch new premium projects in the central districts of Moscow in 2024.
