Analysts from the federal developer DOGMA studied the market for new buildings outside the Moscow Ring Road, which are within walking distance (up to 3 km) from shopping centers. The study revealed that within a 30-minute walk from shopping centers, 22 new buildings with offers from developers are now available to buyers. They display more than 6.3 thousand apartments.
New residential properties within the radius of shopping centers are concentrated mainly in the north of Moscow. In this part, 14 out of 22 complexes are being built, including 10 in the direction of the Yaroslavl highway. Another 9 projects are within walking distance from the shopping center — in the southeast direction of Moscow, in Kotelniki. In the future, more than 80 thousand people can live in the complexes under construction.
Only four complexes are located in the closest proximity to shopping centers, within ten minutes, two of which are being built by the federal developer DOGMA. These are the Publicist residential areas, a seven-minute walk from the Akvarel shopping center in Pushkino, and EVO, ten minutes from the Shokolad shopping center in Reutov. Two other residential complexes are located in Mytishchi and the village of Otradnoye near Krasnogorsk.
“At DOGMA, 34% of clients note the presence of retail and entertainment infrastructure in the residential complex area as an important parameter,” said Lyudmila Zaichenko, commercial director of DOGMA.— This condition has become one of the priorities along with the proximity of forested areas surrounded by residential complexes and high transport accessibility. Developers are deliberately looking at sites near shopping centers or for the prospect of their construction. Often, developers themselves build large and regional shopping centers for future residential projects; DOGMA has such experience in Krasnodar. Shopping and office centers are being built next to the houses.”
