Land has always been and will be one of the most attractive investment products, and interest in land plots in the two capitals continues to grow from year to year. At the same time, RAD analysts note, although the land supply market in Moscow and St. Petersburg differs, both of them offer quite a lot of country lots.
In Moscow, large lots of land are most often put up for auction, which are naturally located outside the city (there is a shortage of land within the Moscow Ring Road due to the density of development). Among the most interesting proposals, we can highlight, for example, 258 land plots with a total area of 32.7 hectares in the Mozhaisk district, which are sold as a single lot at a price of 108.8 million rubles. But four land plots with a total area of 67.5 hectares in Solnechnogorsk can be purchased separately — the starting price starts from only 3.8 million rubles. In the Ramensky district, a plot of 67 hectares is proposed, optimal for the development of agriculture. They are asking 63.3 million rubles for it. Another interesting lot is a land plot of 41.8 hectares near the village of Spas-Zaulok, which is being sold through state assets for 119.5 million rubles.
The geography of the offer is quite wide — you can find something attractive in almost any location, including New Moscow, which is closest to the capital. Here, in particular, investors have access to a land plot with an area of 27.8 hectares in the Desenovskoye settlement at a starting price of 653.2 million rubles.
In St. Petersburg, unlike Moscow, you can find small plots of land within the city. So, in the Petrogradsky district you can buy 0.6 hectares for the construction of a business center — there is even a ready-made project. The price starts at 1 billion rubles, the object will be sold according to the procedure of an open English auction. Another interesting lot is a plot of land near the Narvskaya metro station, on the Bumazhny Canal embankment. Its area is only 1 thousand square meters. m. Here you can build a small apartment building. Such objects, which are located in close proximity to urban transport hubs, are a rarity on the market. The lot is asking 26.1 million rubles. Plot with an area of 2733 sq. m near the Obvodny Kanal metro station is ideal for building apartments. They are asking 300 million rubles for it.
At the same time, numerous plots in the Leningrad region are also being put up for auction, since the format of country life is no less interesting to St. Petersburg residents than to Muscovites. For example, in the Priozersky district, an investor is offered to purchase two adjacent land plots with a total area of 79,860 sq. m. m for the construction of a recreation center. The price of the lot starts from 50 million rubles. And in the New World, 35 land plots with a total area of 39,871 square meters are being sold as a single lot. m, you can build housing here. Moreover, the starting price is only 25 million rubles. A plot of land for low-rise buildings is available in the village of Raikuzi; its area is 231,497 sq. m. m, the price starts from 249.5 million rubles.
“It is worth noting that land lots in the Moscow region and in St. Petersburg and the Leningrad region may differ in location and size, as well as in purpose “,” says Grigory Nachinkin, head of the Sales Department of the RAD. “So, in the capital you can mainly buy land for the construction of warehouses, dachas, location of manufacturing enterprises, and agricultural activities. In St. Petersburg, due to the intracity location and small lot areas, the land can be optimally adapted for the construction of business centers, housing and apartments. And in the Leningrad region there is a fairly wide range of land supply for individual housing construction and recreational facilities.”
