In the first five months of this year, 54% of apartments in new buildings of the DOGMA construction company were sold furnished. At the same time, company analysts note that in the Moscow region such lots are more popular than in Krasnodar.
The share of apartments sold with final finishing from the DOGMA developer is growing steadily. If in 2022 only 11% of lots were sold furnished, then in 2023 – more than 74%. In the first five months of this year, the demand for finished apartments has slowed down slightly, but still exceeds half of the sales in the structure of transactions.
The growing interest in ready-made apartments in the last three years is due to a number of factors. First of all, financial: it has become more profitable for buyers to take repairs from the developer. In addition, future residents do not have to waste time and effort on repair work, noise from the arrangement of neighbors’ apartments is minimized, and public spaces remain clean.
Company analysts note that in the Moscow region, apartments with finishing are more popular. Thus, since the beginning of 2024, in the DOGMA projects under construction near Moscow – the EVO residential complex in Reutov and the Publicist art quarter in Pushkino – 85% of buyers have chosen apartments with finishing.
During the same period of this year, 52% of finishing transactions were concluded in the company’s facilities under construction in Krasnodar, with the lion’s share coming from sales in the company’s flagship project, the Samolet residential quarter. Over the past five months, 1,189 furnished apartments and 700 unfinished residential premises were sold in the facility. The lower percentage in Krasnodar is explained by the fact that in DOGMA projects in the south the white box pre-finishing format remains available for those who prefer individual projects.
It is important to note that in recent years, due to competition among developers, the quality of finishing has increased significantly, including through the creation of their own production facilities. For example, DOGMA has its own enterprises for the production of PVC windows and cement.
“Currently, the company is building more than 2.6 million square meters. m of housing, of which approximately 40% of the volume will be rented out furnished. The company plans to increase the share of exhibited apartments with finishing to 60%,” said Ilya Vitkovsky, vice president of sales and marketing at DOGMA. “Today, developers have more resources to ensure high quality construction and finishing, while becoming more flexible. Thus, buyers of apartments with finishing from DOGMA can include additional services in the form of certain types of work. Thus, buyers completely eliminate the need to involve private construction teams.”
In 2024, DOGMA introduced a single finishing standard for all its facilities being built in different regions of the Russian Federation. A single design involves roughing and finishing stages. The decoration uses highly wear-resistant laminate, light-colored wallpaper, stylish contrasting skirting boards, high-quality switches and sockets. In the bathrooms, built-in installations for hanging plumbing are installed, and interior doors are equipped with fittings.
Currently, the developer DOGMA is building the EVO residential quarter in Reutov near Moscow, the “Publistist” art quarter in Pushkino, complexes “Samolet”, DOGMA PARK, “Victory Park 2” and “Record 2” in Krasnodar, and is also preparing to launch a number of other projects in Omsk, Kaluga and the Leningrad region.
