Analysis of the market for long-term rental of country houses in the Moscow region
Top 7 settlements in the Moscow region, leading in terms of supply volume
The city of Odintsovo is by far the leader in the number of advertisements for long-term rental of country houses: according to data as of the end of July, the settlement accounts for more than a quarter of the volume of offers in the Moscow region (26.5%).
The city of Istra took second place, where 11% of the supply volume in the Moscow region is concentrated. Krasnogorsk took the third position — it accounts for 9% of the lots on offer.
Fourth place went to a city located to the east of Moscow — Ramenskoye. Here, the number of ads for long-term country house rentals is noticeably lower: Ramenskoye accounts for only 5.5% of all lots listed in the region. Fifth place goes to a city in the northern part of the Moscow region, Mytishchi. It accounts for 3.5%.
The cost of renting a standard country house
Krasnogorsk leads the Moscow region in terms of the cost of renting a country house: according to Domclick data, as of the end of July, the median cost of renting a 100 sq. m. house will be 138.5 thousand rubles.
The city of Istra ranks second, with the median rental price for a country house amounting to 127,300 rubles per month. Odintsovo ranks third: the rent for a 100 sq. m country house is 113,000 rubles per month.
Mytishchi (73,100 rubles) and Naro-Fominsk (68,000 rubles) are a long way behind.
Experts add that cities located to the west of the capital (Odintsovo, Istra, Krasnogorsk) are leaders in terms of cost in other real estate markets as well.
Trends in the long-term rental market of country houses in the Moscow region
Domclick analysts studied the annual change in the volume of supply and rental rates in the selected areas and formulated the following trends.
- In all cities in the Moscow region that are leaders in supply volume, there is a significant reduction in the number of advertisements for renting houses. A decrease of 50% or more is typical not only for cities bordering «old» Moscow (Odintsovo), but also for relatively remote locations (Solnechnogorsk, Istra, Naro-Fominsk). Such a significant reduction in supply year on year indirectly confirms the high demand for renting houses in the Moscow region this summer.
- The increased interest of Muscovites in long-term rental of country housing has led to an increase in prices in almost all the areas considered. Among the selected areas, the largest increase in cost was noted in Mytishchi (+44%), Krasnogorsk (+33%) and Ramenskoye (+20%). A significant decrease was recorded only in Solnechnogorsk: the rental price decreased by 20%.
