At the moment, the complex is fully leased to various companies until June 1, 2028.
The future owner can reconstruct the complex into a modern multifunctional commercial project.
Address: St. Petersburg, Matisov lane, 4, lit. A.
Starting price: 508.6 million rubles.
Acceptance of applications will last until 11 Decemberon the federal trading platform ETP RAD Lot-online.
The complex is located on the territory of Matisov Island, on the first line of the intersection of the embankment. R. Buckles and Matisova Lane. Ground transport stops, Sadovaya and Admiralteyskaya metro stations are within walking distance. Nevsky Prospect — 3 km, exit to the WHSD — 4.5 km.
The property is located in the historical center of St. Petersburg and is adjacent to one of the oldest and most colorful historical districts — Kolomna , near New Holland, the Mariinsky Theater, St. Nicholas Garden and St. Nicholas Naval Cathedral, the N. A. Rimsky-Korsakov. For literature lovers, these places are associated with the heroes of Gogol’s “Petersburg Tales”, with the works of Dostoevsky, poems and poems by Blok.
The complex was built in 1890. The postal department's stables with repair shops were located here. In 1930, the complex was completely reconstructed into a motor depot for vehicle maintenance and repair.
The buildings are not classified as (identified) cultural heritage sites, but are located in protection zone of historical buildings, within which restrictions are established on changes in the appearance and height of objects.
According to the PZZ, the territory belongs to the multifunctional zone TPD1 (TPD1_1), which is permitted to accommodate production and warehouse facilities, as well as public and business development facilities.
< i>“The former industrial zone, built in the 19th century, today can become a center of attraction for St. Petersburg residents and guests of our city. In St. Petersburg, the reconstruction of historical wet buildings into multifunctional business spaces is currently underway. The closest analogue is the old industrial territory on Obvodny, 199-201, “Obvodny Dvor”, replanned and reconstructed into a business park. Moreover, due to a more successful location, in close proximity to the main tourist attractions of St. Petersburg, the object can be reconstructed taking into account the historical component, using the genius of the place and the special atmosphere of St. Petersburg Kolomna.
Historical development involves the adaptation and reconstruction of existing facilities, and the lack of protective status will make it easier for the investor to agree on a future project. An important advantage is the presence of valid lease agreements — they will provide additional income to the investor during the development and approval of the project,” comments Elena Tarasova, head of the department for working with corporate clients of RAD.
Detailed information about the object of sale can be found on the website of the Russian Auction House (RAD).
