    In which regions do mortgage holders most often use e-mortgages?

    Most often, mortgage borrowers took out an electronic mortgage when purchasing new buildings in 2023 in Moscow (1,365 families), Krasnodar Territory (about 500) and Nizhny Novgorod Region (420), said the Deputy Chairman of the Board of DOM.RF Bank Alexey Kosyakov.

    Among the leading regions are also the Moscow Region (410), Sverdlovsk (400), Rostov (350), Voronezh (350) regions, Krasnoyarsk (350) and Primorsky (340) region, Tyumen region (330). E-mortgages are issued in more than 50 constituent entities of the Russian Federation. In 2023, more than 6.5 thousand families used the service.

    Most often, electronic mortgages were issued by borrowers purchasing housing under the “Family Mortgage” and “Preferential for New Buildings” – about 80% in equal proportions. In 15% of cases, the loan was provided as part of a program for IT specialists. Another 4% was taken by Far Eastern Mortgage, 2% by the standard program for new buildings without government support.

    “The introduction of e-mortgage was a significant step in simplifying the mortgage process. Last year, borrowers began to conduct electronic mortgage transactions not only in the primary and secondary real estate markets, but also in the individual housing construction segment. You can also issue an e-mortgage through mobile banking. In general, digital services like this not only reduce time, but also increase the transparency and security of real estate transactions,” said Oleg Komlik, director of the Digital Products for Business division of DOM.RF Bank.

    You can issue an electronic mortgage both during the mortgage transaction and after its conclusion, at the stage of mortgage support. This gives the client the opportunity to speed up and simplify processes related to servicing and repaying the loan. After the house is put into operation, a mortgage on the finished housing is also issued without the participation of the client and without the need to re-evaluate the property, which saves the client’s expenses. The technology also has an advantage at the final stage: the removal of real estate from collateral when registering an e-mortgage will take place in a matter of hours, and the client will be able to dispose of it immediately after repaying the mortgage.
