Experts analyzed how the parameters of mortgage transactions in the individual housing construction (IHC) segment have changed since the beginning of 2024. When applying for a loan for private houses, borrowers began to make a larger down payment — compared to the first quarter of last year, on average it increased by 8.5 percentage points and amounted to about 30%, said Kirill Varentsov, vice-president of DOM.RF Bank.
Loans with the largest average down payment were recorded in Nizhny Novgorod (33.7%), Tyumen (33%), Novosibirsk (32.8%), Sverdlovsk (30.6%) and Rostov (30.6%) regions.
The top 10 regions also included the Samara region (30.5%), Krasnodar region (30.4%), Moscow region (29.7 %), Voronezh region (29.7%) and Bashkiria (29.6%).
Most often people make a contribution of 20–30% — that’s 66%. The share of transactions with a contribution of 30 to 40% is growing — about 20% of mortgages since the beginning of the year versus 4.1% for the same period last year. Another 7.6% of clients contributed from 40% to 50% (last year — 2.6%), 6.7% — over 50% (last year — 2%).
«The change in the indicator, as in the segment of apartment buildings, is mainly due to the limitation of the maximum debt burden on borrowers and the increase in the minimum down payment for the “Preferential mortgage with state support.” It is important that the first payment may include maternity capital and other support measures available in the individual housing construction segment,” noted Kirill Varentsov.
In 2024, most often a loan for a private house is taken out within the framework of “ Family Mortgage» — with its help every second family has found or started building a house. Last year, the program accounted for every third loan in the segment. 24% of borrowers took advantage of the IT program (last year — less than 5%). About 22% of people signed up for “preferential benefits for new buildings” (the program’s share decreased by half).
