Currently, in the regions of Russia, the construction of private houses is being financed under construction contracts using escrow accounts in the amount of 2 billion rubles, said Andrey Bakhmutov, vice-president of DOM.RF Bank. Loan agreements were signed with 50 companies in more than 20 constituent entities of the Russian Federation. The volume of financing provided allows the construction of private houses with a total area of 90 thousand square meters. m.
Individual housing construction (IHC) with a contract and escrow is in greatest demand in the Novosibirsk region (loan agreements have been signed with contractors in the amount of more than 260 million rubles, due to which the construction of private houses with a total area of about 12 thousand sq. m). In second place is the Tyumen region (about 200 million rubles, 8.6 thousand sq. m), in third place is the Moscow region (174 million rubles, almost 8 thousand sq. m).
Next are the Voronezh region (155 million rubles, 7 thousand sq. m), Krasnodar (about 150 million rubles, approximately 7 thousand sq. m) and Krasnoyarsk (127 million rubles, about 6 thousand . sq. m) region, Nizhny Novgorod region (100 million rubles, 4.5 thousand sq. m). Among the top 10 regions are also Kaliningrad, Sverdlovsk and Chelyabinsk regions.
“The key factors in the development of individual housing construction are the introduction of escrow accounts, as in multi-apartment housing construction, and affordable mortgages. The transition to a new mechanism will make it possible to make a qualitative leap in the development of private housing construction: contractors will be able to count on uninterrupted financing, which will contribute to the growth of their business, and for people the risk of losing their money and encountering an unscrupulous company will be eliminated,” noted Andrey Bakhmutov.
