Sercons explained why to draw up design and estimate documentation for the construction of a private house

The construction of an individual home goes far beyond simple planning and the construction process itself. There are a number of important factors that need to be taken into account to get the desired result. The head of the Department of Non-State Expertise of Project Documentation of the Sercons company, Asel Karasartova, named six reasons why the preparation of design documentation (PDD) for the construction of a private house is an integral part of the process.

When constructing each construction project, an important stage is the development of a preliminary project. It takes into account various documents, including permits, approvals and executive documentation, as well as examination. As a result, a house built according to all the rules is valued much higher on the market. How does PSD affect this?

    • Avoiding mistakes and saving money. Without a thoughtful design, you can miss hidden defects that may arise during the construction stage. Correcting such errors leads to financial losses. In addition, the wrong choice of materials and technologies can negatively affect the quality of the house structure itself.
    • Save time and money in the future. Development of design documentation allows you to avoid difficulties when rebuilding or repairing a house in the future thanks to a clear understanding of where the key utilities and components are located.
    • Guarantee of high quality construction. Project documentation includes all the necessary calculations, drawings and plans, which allow builders to follow instructions and control the quality of work performed.
    • Compliance with safety standards. Design documentation must comply with laws and regulations to ensure compliance with safety requirements. This significantly reduces the risk of problems occurring during the operation of the house.
    • Increasing the value of real estate. Design documentation adds value to your home when it is sold. A legal document containing information about the area, number of rooms and other parameters facilitates the sales process and increases the attractiveness of the property.
    • Protecting your rights. Project documentation contains all the necessary information about the structure, which can be used to protect your interests in the event of disputes or conflicts. It serves as important evidence in court.

Currently, the preparation of design documentation for a private house is not mandatory in Russia. However, according to experts, the situation may soon change. Sercons added that when designing a private house, it is recommended to contact specialized organizations with experienced specialists, builders and lawyers to ensure that the project and documentation comply with all legal requirements.
