GC «Gals-Development» completes the transfer of the club house «Cosmo 4/22» into apartments

GC «Gals-Development» is completing the procedure for transferring the premises of the deluxe class club house «Cosmo 4/22» from the status of apartments to apartments. The resolution of the Moscow government on amendments to the resolution “On approval of land use and development rules of the city of Moscow” at Kosmodamianskaya embankment, 4/22/9 was published in February 2024.

According to the urban development plan for the land plot dated February 2021, the Cosmo 4/22 development area was originally intended for the construction of temporary residence facilities. To transfer the club house to a new status, specialists from the Hals-Development Group checked the project for compliance with housing standards and contacted the relevant department to establish an additional type of permitted use of this site, allowing for the implementation of a residential function.

According to legal norms, as part of the transfer procedure, Hals-Development Group of Companies will send compensation for social facilities to the city budget. The legal change in the legal status of the Cosmo 4/22 club house is planned for the third quarter of 2024.

Club house «Cosmo 4/22» is located on the «golden island» of Balchug in the historical district of Zamoskvorechye. The project combines two six-story buildings called “River” and “Garden”. The architectural feature of the house is the facade of the building from the beginning of the 20th century, which will become part of the main building from the Kosmodamianskaya embankment.

After changing the legal status, the Cosmo 4/22 club house will include 73 apartments ranging from 45 to 175 m. On the top floor there are penthouses with ceilings up to 7.6 m and private terraces. The windows of the house offer panoramic views of the Kremlin, the Moscow River and the high-rise building on Kotelnicheskaya Embankment. The premium-finished lobby will feature a lounge area with a fireplace and soft armchairs, as well as a meeting room. A two-level underground parking with an area for electric vehicles has been designed in the underground part of the building.

Club house «Cosmo 4/22» is the winner of the Urban Awards 2022 in the category «Premiere of the Year», Move Realty Awards 2023 — “Elite Class Project of the Year”, “Records of the Real Estate Market” — “Club House No. 1”.
