Most often, since the beginning of 2024, mortgages for individual housing construction (IHC) have been issued by residents of the Moscow region (more than 2 billion rubles), the Krasnodar Territory (about 1.5 billion rubles) and the Republic of Tatarstan ( about 1 billion rubles), said Deputy Chairman of the Board of Bank DOM.RF Alexey Kosyakov.
The top ten also includes Samara (600 million rubles), Rostov, Nizhny Novgorod, Sverdlovsk and Leningrad ( approximately 500 million rubles each) region. The greatest growth compared to the period January-April last year was recorded in Samara (1.6 times), Sverdlovsk (1.5 times) regions and Tatarstan (1.3 times).
In the first four months of this year, mortgage loans for private houses were issued in the amount of 9.4 billion rubles. The volume of issuance is increasing monthly: in April, the figure increased 2.3 times compared to the beginning of the year.
“One of the key factors in the development of private housing construction is affordable mortgages. In recent years, the share of mortgage transactions in the individual housing construction market has increased significantly. Active government support for the segment is having an impact. These are, first of all, preferential mortgage programs, as well as measures to simplify construction and increase the security of transactions: digitalization, the introduction of escrow accounts and standard projects,” noted Alexey Kosyakov.
One of the most popular mortgage programs for the construction of a private home — “Family Mortgage” with a share of 43% in the total volume of individual housing construction lending (last year — 38%). In 37% of cases, transactions were concluded as part of an IT mortgage (versus 9% last year). The “Preferential program with state support” accounted for 14.5% (40%). Another 4.5% took out a loan under the standard market program (about 13%).
